Start with the size of the home and the cost of your lot. As Adriel Hsu points out, trades like framers and painters charge based on the total framed area, not just the living area.

For example, a 1,750 square foot home might actually be 2,270 square feet once you add the garage and balcony. Soft costs for surveys and city permits will also run anywhere from $4 to $8 a square foot.

Your vertical construction cost is heavily driven by your region and finish level. In Texas, you are looking at anywhere from $100 to $250 per square foot depending on what you build.

As Adriel Hsu explains, basic builder grade spec homes run $110 to $140 per square foot, while custom luxury homes jump to $180 to $280. Always choose standard window and door sizes to keep material prices down.

Do not forget the cost of money! So many new builders underwrite the hard costs but forget they have to pay appraisal fees, closing costs, and monthly interest while the house is being built.
