๐ฐ How much will my SIPs barndominium shell cost to build?
Intro
[-] Building a barndominium is a massive project. A traditional pole barn might seem like the obvious choice for agricultural storage. However, a Structural Insulated Panel (SIPs) building offers a vastly superior, fully enclosed shell for a surprisingly comparable price.
As Brad the Builder notes, you can build a barn or a shop or something that's 6,000 square fet, and you're in there for around 60 to 70 bucks a square foot all in. Use this calculator to estimate your own SIPs barndominium shell cost.
๐๏ธ Building Basics
[-] The foundation and slab form the literal base of your barndominium. A SIPs building uses a continuous poured foundation to support the solid structural walls instead of relying on isolated post footings.
As Brad the Builder puts it, the foundation cost was around 7 bucks a square foot. You also need a solid floor. He notes a 5-in concrete is going to range anywhere between 6 and 750 a squet foot.
๐ Structure & Labor
[-] The SIPs material package includes your pre-insulated solid walls, engineered roof trusses, and exterior metal siding. Brad notes the entire building package that was for him around $168,000. That's $28 a square foot. This is incredibly economical because insulation is built directly into the structure.
Labor to assemble the watertight shell is your next major expense. For his build, the labor to do this the bid was around $75,000. $12.50 a square foot.
โ๏ธ Systems & Management
[-] Roughing in your plumbing before you pour concrete saves major money and headaches later. Basic electrical runs about $1.50 to $2.00 per square foot. Upgrading your blown-in attic insulation is an absolute no-brainer. As Brad the Builder advises, do the R50 for **850 bucks. You're going to pick that money back up in no time with your utility bills.
It is tempting to manage the build yourself. However, Brad asks, are you really saving money? And there's peace of mind having someone that knows what they want, so what's that cost? You're anywhere from 15 to 20% of the project.
