🏠 How much would I save with a mortgage recast instead of refinancing?

Intro

When you come into some cash, you might want to lower your monthly mortgage payment. With today's market rates higher than what most people have on their existing loans, refinancing is a terrible idea. As Matt Jolivette puts it, you'd be paying five grand for the privilege of a bigger payment. That is not a strategy, that is a hobby.

Instead, a mortgage recast lets you hand your servicer a lump sum to lower your required monthly payment, without touching your interest rate or term.

🏠 Mortgage Details

Enter your current mortgage details and the windfall you plan to apply. A recast recalculates your required payment based on the new, lower balance over your exact same remaining term. Keep in mind, most conventional loans allow this, but FHA, VA, and USDA loans typically do not.

There is no new mortgage application, no credit pull, and no appraiser walking through your kitchen judging your countertops. Nobody over there is checking whether current you is as impressive as the 2021 you.

⚖️ The Trade-Off

The recast is not what costs you money. Taking the lower payment is. By taking the lower recast payment, you pay off the loan slower, which means paying more total interest compared to keeping your original payment.

However, if you invest that newly freed-up cash flow, you can come out ahead financially, provided your investment returns outpace your mortgage rate. If your investments beat that rate, taking the lower payment and investing the difference comes out ahead. If they do not, paying the loan down wins.
